In its picture perfect setting, an 18th/19th/20th Century home awaits a discerning 21st century owner - Call for Asking Price

When the present owners found this property fifteen years ago it was truly a diamond in the rough. Eighteen months and over a thousand additional square feet later, their vision became reality. Holding true to their respect for the original, the extensive renovations and additions resulted in a welcoming home that radiates warmth and character. There are large spaces for entertaining as well as separate areas for both guests and family.

The generous entrance hall, with its Vermont slate floor and cast iron wood-burning stove, invites you to linger. Adjoining the hall, a light-filled conservatory was added, where French doors lead to the lovely brick floored patio.

The studio has served as a sanctuary and practice room for the present owner – an internationally acclaimed and recorded musician. This room, with its unique arts and crafts era stone fireplace has access to the charming side porch. Above the studio are a delightful bedroom and a small office area.

The main living area offers the relaxed comfort of a true country house; it radiates a sense of evenings of good company and conversation. A dominant feature of the living room is its magnificent 25 foot "summer" beam of rare chestnut. The living room floor is largely original random width planks with a smaller section of field stone in front of the brick fireplace. The Dining room – dinner for 20 no problem – boasts another working fireplace and French doors to the porch, offering fabulous vies out to the pond and woods beyond. Updating the original summer kitchen required a feat of engineering which cut through the 22" thick stone wall and lowered the floor 10 inches to create an entranceway more conducive to cooking than concussion! With custom cabinets, 2 wall ovens, walk-in pantry, two sinks and granite countertops, plus room fro the classic farm kitchen table, it is a wonderful place at the heart of the home.

The second floor offers three more bedrooms, each with its own personality. The master bedroom with its high beamed ceiling is quite lovely and has wide pine floors from old growth timbers. It is bathed in light from windows on three sides, providing more splendid views.

Across the lane sits a charming carriage house that is currently a workshop on the first floor and a second studio above.

The forty acres is on two parcels. The house carriage house with attached small barn, park and the large pond are on a 12+ acre tract. The remaining acreage is fenced pasture with a second pond, run-in shed, a large pole barn and about 15 acres of hardwoods. All this is to be found on a single track gravel lane nestled in the hills of Eastern Berks County. Tranquility abounds but distances to major routes make access to urban areas surprisingly easy.
